THE SELLING PROCESS:
The work carried out before exchange of contracts :
Confirm all parties are proceeding.
Obtain Title Deeds from you or your Mortgage Company.
Forward Sellers Information Pack to you for completion and return, including Fixtures, Fittings and Contents List.
Prepare draft documentation and forward to purchaser's Solicitor.
Reply to any enquiries raised by the purchaser's Solicitor resulting from searches or draft documentation provided.
Arrange for contract to be signed.
Exchange of Contracts to Completion of the purchase:
Exchange of contracts once all documentation signed and purchaser's solicitor holding deposit.
Agree a completion date and exchange contracts.
Forward contract to purchaser's solicitor and receive counterpart contract and deposit.
Request a Completion Statement from your Mortgage Company to repay the mortgage on the completion date.
Completion and Post Completion Work:
Receive balance of funds from purchaser's Solicitor.
Advise you of receipt of funds and release keys.
Forward Title Deeds of the property to purchaser's Solicitor.
Pay off any mortgage on the property.
Forward Estate Agents fees if applicable.
Forward the proceeds of sale to you following deductions.
Forward Discharge Document to purchaser's Solicitor in due course.
